Environmentally responsible BREEAM and LEED certifications
Developers and contractors attach increasing importance to the ecological building assessment systems. Certification increases value, adds prestige, and makes buildings even more attractive to the to-be tenants. Obtaining a certificate is not an easy process. It takes time and requires industry know-how. And yet, an increasing number of investors, aware of the importance of sustainable construction and environmental responsibility are up to the challenge. There are different systems of assessing buildings in terms of energy efficiency and environmental impact. BREEAM is by far one the best known systems, but its American counterpart, LEED, is also becoming increasingly popular. The youngest contender, the European “Green Building” has been introduced in 2008. First certifications for Polish buildings have been issued in 2010, and since then their number is increasing at an accelerating pace.
Certification is not only about completing successfully the procedure. The assessment level is equally important, which is even more true in 2013, since the certification criteria have been sharpened since 2009. Today, obtaining a certificate means fulfilling a number of criteria relating, among others, to the location of the building, its adaptation to users’ needs, but also to its impact on the environment, materials and technologies used, operating costs, reasonable energy management, waste management and many others.
